Prepare your home for market—with every improvement earning its place.

I help Seattle and Eastside sellers decide what to refine, what to leave alone, and how to position a home with confidence. Every recommendation is grounded in the market for your street.

Who this is for

You are preparing to sell now or in the coming months. You want clear guidance on whether the home needs thoughtful presentation, targeted improvements, or simply the right positioning—and you want every dollar spent to support the sale.

What I do

I lead pricing, preparation, marketing, and negotiation. When targeted work makes sense, I can shape and build the scope, including permits where required. If a traditional listing is not the right fit, we can also compare a private as-is sale.

A quick read

Should you remodel before you list?

Answer two questions for an initial point of view on whether the work may support your sale—or whether a simpler market-ready plan deserves a closer look.

What kind of work are you considering before you list?

Choose the closest match. We can make the scope more precise later.

For planning purposes only. This is not an appraisal, CMA, construction estimate, or offer.

Sellers usually ask

Are you a real estate agent, a designer, a builder—or all three?
All three. I am a licensed real estate agent with Keller Williams and a licensed, insured, and bonded Washington general contractor, with a background in architecture and construction management. You can work with me for real estate, design and building, or a thoughtful combination of services.
Where do you work?
Seattle and the Eastside, including Bellevue, Kirkland, Redmond, and nearby communities. If your home falls just outside that area, reach out and I will let you know whether I am the right fit.
Should I remodel before I list?
Sometimes. Paint, staging, and a dated bathroom may be worthwhile; a full kitchen in a neighborhood that will not reward it may not be. I evaluate the decision as both your agent and a builder, then recommend the work only when the market supports it.
Can you list my home without remodeling it?
Yes. Many homes should come to market largely as they are. I will explain what buyers are likely to notice, then we can choose between light preparation, targeted work, or a confident as-is presentation.
